Coming Soon: A Huge New Office and Retail Complex in South Yarra

The 24-storey building will house 2500 office workers, retail spaces and luxury amenities for visitors.

Construction has begun on 627 Chapel Street, a 24-storey office complex that’s being described by the developers as a new benchmark for modern office spaces. The $300 million development aims to integrate the comforts of a luxury hotel with the day-to-day lives of office workers.

Cox Architecture, the firm behind the design, hopes the space will stay ahead of workforce trends. There’ll be retreat areas and end-of-trip facilities intended to help workers make a smooth transition between work and home – mostly to keep up with the shift toward non-traditional work hours.

Cox director Christina Prodromou wants the building’s facilities to make workers feel as relaxed as they do at home.

“Cox is integrating lounge areas and meeting places into the mezzanine to complement on-site cafes, restaurants and proposed green terraces that provide people with the opportunity to revitalise,” she says. “This all adds up to an end-of-trip experience to outclass your home and even top hotels.”

The building will house 2500 office workers, as well as retail stores on the ground floor. While Cox can’t provide details on specific businesses, we can expect to see tenancies from startups, co-working spaces and multinational creative corporations.

The development will tower over Chapel Street, but environmental sustainability is at the forefront of the design. The tower incorporates rainwater harvesting and stormwater catchments, solar panels, green spaces, roof terraces, bike parking and easy access to public transport. As a result, the development has a five-star Green Star office-building rating – the second-highest score on the scale, awarded to Australian developments leading the industry in sustainability. It will be completed in 2021.
